Step by Step Renting Guide

Property Management with a personal touch – Your New Home is waiting for you

  • Hallmark Property Management has experience in assisting tenants with their needs.  Our Property Managers are here to help you through the renting process, step by step. From house hunting to signing your lease, ensuring timely repairs when required and vacating at the end of your lease.

  • HPM ensures you have viewed the property before applying for it and that the home suits your needs and is within your budget.

  • Apply for the property you have selected – use the online application 1Form.  For the application to be processed you will need to complete all the requested information including scanned documents for 100% Identification:

    • Verification of Employment and Income

    • Proof of Current Address - copy of any utility bill or Rates Notice

    • Contact details of your Rental and Personal References.

  •  We process an application and have it approved within 48 hours maximum, provided you have submitted all requested information.

  • Upon approval, you will be asked for 2 weeks rent deposit, to secure the property. We will then arrange a sign-up date and time. Upon sign up additional 4 weeks rent is required to be paid for your bond; this is lodged with the RTA and held in trust until the end of the lease.

  • Allow yourself 45 minutes for the sign up and make sure all lease holders are present. Upon sign up you will receive:

    • Fully signed copy of your lease agreement

    • Copy of the RTA bond lodgement form

    • Entry condition report that needs to be completed by you and returned to HPM within 3 working days

    • RTA’s Tenant Guide

    • Receipts for your payments

    • Photocopy of the keys handed to you

    • Hallmark Property Management rental guide lines.  

  • Keep an open and honest communication with Hallmark Property Management at all times in regards to all issues related to the property.
